How do I secure my booking and when is the payment due?

To confirm a booking, a 50% deposit must be received within 3 working days of the invoice date. The final balance is required 45 days prior to arrival (or 75 days for Christmas/New Year bookings). For last-minute bookings (under 45 days), full payment is required immediately.

What payment methods do you accept?

We accept payments in USD or IDR via:

1. Bank Transfer (Telex Transfer): All bank charges must be borne by the hirer.

2. Credit Card (Visa & MasterCard): Subject to a 3% processing surcharge.

Note: Personal cheques and Traveller’s Cheques are not accepted.

What is your cancellation and refund policy?
  • Cancel > 61 days before arrival: Deposit refunded less a fee of USD 500 OR 20% of the total rental amount received (whichever is greater).
  • Cancel < 61 days before arrival: No refund (100% of deposit/payment is forfeited).

*For Christmas/New Year, the cut-off is 91 days.

What are the Check-in and Check-out times?

Check-in time is 2:00 PM and Check-out time is 12:00 PM (Noon). If you require early arrival or late departure, please contact us in advance (subject to availability and potential extra charges).

Are tax and service charges included? Any hidden costs?

Unless stated otherwise, our rates are fully inclusive of the 11% Government Tax and 10% Service Charge. There are no hidden costs for staff salaries or management fees. However, a security deposit may be required upon arrival for certain villas (refundable upon departure).

Can I host a party or wedding at the villa?

Normal bookings are for vacation purposes only. Weddings or events with guests exceeding 150% of the villa capacity require special permission, an event coordinator, and additional fees (including local ‘Banjar’ fees). Please inform us in advance if you plan to hold an event.

What are the rules regarding occupancy and pets?

Occupancy is strictly limited to the guests listed on the booking confirmation. Sub-letting is not allowed. Pets/animals are strictly prohibited at all our villas. We reserve the right to refuse admittance if these conditions are broken.

Is travel insurance included?

No. We strongly recommend that you obtain comprehensive travel insurance to cover cancellations, medical emergencies, flight delays, and personal liability, as these are not covered by the villa rental contract.
